Management that listens.

Overwatch manages homeowners and condominium associations in Florida. We work for the Board, and we treat every owner as someone worth hearing.

Who we are

Overwatch Property Management was founded and is led by Vasili Veloudos, a licensed Community Association Manager who has spent years overseeing the daily operations of HOA and condominium communities of every size.

Today, that work includes luxury waterfront high-rise condominiums, where expectations are high and the details matter.

Through all of it, one thing has stayed true: a community is someone's home first. Whatever its size, we believe every idea and every decision should begin with the interests of the homeowners.

Why we started

Overwatch was founded to fix one of the most common complaints in our industry: clients who don't feel heard.

We treat every member of the community as if they were the President of the Board. Each one deserves to be acknowledged, to have their feedback listened to, and to be cared for professionally.

We see a community for what it is: the homes and investments of the hardworking people who live there, not a line on a balance sheet. We will never lose sight of what matters to the Association and its members.

What sets us apart

Trust. We work to earn it from the Board and the membership alike, and we work just as hard to keep it.

How? Through clear, consistent communication, backed by systems that keep anything from slipping through the cracks. Through direct access to our managing partners when you need an answer. And through a neighborly approach to proposing solutions, the way we'd want it done in our own community.

We're also local. Based in West and Southwest Florida, we're close enough to be on site when it matters, which means more reliable service for the Board, its vendors, and the homeowners.

The first 90 days

A full-service transition runs in four phases over the first 90 days.

  1. Before the start date

  2. Days 1 to 30

  3. Days 31 to 60

  4. Days 61 to 90

Every transition is planned around the community it serves. Request a quote or a conversation to learn more about our transition plan.

Terms that protect the Board

Our agreement is written in favor of the Board and the community. That leaves us one way to keep your business: earning it every month.

Ask to see our agreement, and compare it with any other proposal.

Request our terms

Let's talk about your community.

Tell us what's working, what isn't, and what your Board wants from a manager. We'll listen first.
